An appraisal is a professional assessment of a property's value, based on a thorough analysis of factors such as location, condition, and current market trends. Appraisers maintain complete independence and have no vested interest in the property, ensuring an unbiased and objective opinion of value.
Many financial institutions, lawyers, courts, the Canada Revenue Agency, and other government bodies require appraisal reports prepared by a Designated Member of the Appraisal Institute of Canada (AIC)—either a Canadian Residential Appraiser (CRA) or an Accredited Appraiser Canadian Institute (AACI). AIC-designated appraisers complete extensive education, training, and professional development to ensure the highest standards of accuracy and integrity.
An appraisal report provides a comprehensive and reliable evaluation, more detailed than an opinion of value. It serves as a trusted resource for major decisions involving financing, legal proceedings, taxation, estate planning, and other significant property-related matters.

The appraisal process typically takes a few days from start to finish to complete. However, the timeframe can vary based on property complexity and access. We strive to provide timely reports to keep your transaction on track.
Appraisal Report Ownership and Distribution Policy
The appraisal report is the property of the individual or organization that requested it, referred to as the “client.” Only the client is entitled to receive a copy of the completed report, regardless of who paid for the appraisal service. Payment for an appraisal does not automatically entitle the payer to receive a copy of the report.
This policy follows the confidentiality and client relationship standards established by the Appraisal Institute of Canada.
Example:
In a mortgage financing scenario, if the lender or mortgage broker requests the appraisal, they are considered the client. Therefore, the appraisal report is delivered exclusively to them, even if another party covered the cost.
In contrast, if the appraisal is ordered directly by an individual for tax, separation, estate, or personal use, a final copy of the report will be provided via email to that individual.
